What We Do
SG Builder Solutions is a third-party construction service provider that supports real estate developers to save time and money, allowing them to focus on the construction process while ensuring their customers are supported. We offer end-to-end services including new homebuyer orientation and pre-settlement walk-throughs; warranty program management, and special project coordination. SG Builder Solutions serves as a critical center point between the developer, builder, general contractors, sales teams, and, most importantly, the buyer or end-user. We are observant and detail-oriented. We track project progress, monitor issues, and swiftly champion solutions. We know that our client’s needs vary across projects - SG Builder Solutions was built to be flexible and provide additional construction management support where you need it.
Construction Project Planning. We partner with developers to build a roadmap supporting ancillary project research, planning, and administration. We solicit and review proposals; evaluate and select subcontractors; conduct assessments and offer best-value recommendations across the project lifecycle. We identify project constraints and work with our clients to implement solutions.
New Homebuyer Orientation and Walk-through. We accompany buyers through their new homebuyer orientation process, co-creating the punch list of issues that must be resolved before settlement. We work with general contractors and trade specialists to ensure every item is successfully addressed. We conduct walk-throughs on behalf of the developer, ensuring buyers are well-versed in their new home systems. We coordinate in-house or third-party cleaning services ahead of the buyer’s final walk-through to ensure a complete and successful turnover. For multi-family housing projects, we also offer supplemental CM support for Owner punch list acceptance walk-throughs.
Warranty Services Management. We work with buyers to ensure a smooth warranty process on behalf of the developer. We communicate closely with the buyer to document issues, coordinate with trade specialists, schedule repairs, and report progress. We provide regular common area, amenity space, and vacant unit inspections to track necessary preventative maintenance. We conduct homebuyer 90-day to 11-month post-closing warranty services, including typical drywall, grout and molding/trim repair, fixture and finish adjustments, and manufacturer appliance warranty assistance to ensure complete buyer satisfaction post-closing.
Special Project Management. On behalf of the developer, we handle special and supplemental projects to save time and money. We coordinate and oversee third-party contractors for residential, common area, and amenity space improvements including in-unit customizations; landscaping projects; model turnover and furniture relocation, and installation of EV chargers, firepits, gas grills, and ancillary structures.
